Summer Gate Hours - Beginning June 12, 2017
As agreed to by the Board when we established the gate hours in August, 2016, we will be closing the gates throughout the summer until the public schools are back in session in August.  Gates will be closed every day all day and night.  The change in summer gate operation hours will occur on Monday, June 12th.

The one exception is Saturday, July 29th.  This is the date of the next Garage Sale day.  On that day, the gates will be open from 7:00 a.m. until 1:00 p.m.  No gate codes should be given out for garage sale attendants or posted on the call box.

Every resident needs to be aware of their gate code responsibilities since gate codes are important to regulate traffic and visitors in the community.
  • Gate codes should only be given to trusted sources - relatives, businesses, etc.
  • Be sure that your family members know the gate code for your residence.
  • Advise all of your regular business partners (lawn service, etc) that the gates will closed all day for the summer.  Advise them to use your gate code to access the community if they are a trusted vendor.
  • If a visitor or vendor wants to come into the community, they may
    • 1) Call you directly to request your gate code, enter it and then wait for the gate to open OR
    • 2) Call you at the call box on your land line phone or cell phone (either requires registration of that number with our management company) requesting permission to enter the community.  They wait while you then press #9 to open the gate.
Questions about gate codes can be addressed with any Board member or call our Property Manager's office at 407-483-1301.

Exit Gate Broken, Repairs Coming Soon
On Sunday, March 26th, at 8:30 p.m., the standing exit gate was taken down by a driver trying to clear the exit gate with his boat.  The driver went to a resident who lived nearby and gave his name and contact information for the repair of the gate.  A Board member met with him to discuss the damage and its repair.  We also have video of this occurrence on tape.  The police were contacted concerning this event.

Our gate company technician came out on Monday afternoon to assess the damage to the gate.  He is hoping to have it repaired very soon.  In the meantime, both gates are now open.

As a reminder, we encourage our residents to always safeguard their home and be watchful for their neighbor's property.  If you see any supicious activity - call the Winter Haven Police Non-Emergency number - 863-401-2256.  Call 911 for an Emergency.

We will keep you informed of our progress to fix the gate and return to our normal hours of gate operation.  Thank you for your constant support of your community.  Contact any Board member if you have questions.

Your Ruby Lake HOA Board

Here is the latest update to the gate entrance camera and new gate installation.  Despite delays of both installations, the good news is that the gate camera system is now operational.  We now have four high quality cameras mounted to a post near the front entrance.  These high tech cameras give us three broad views of the gate entrance during the day and at night with excellent clarity.  We also have one focused camera that records license plates of all vehicles entering the community at any speed or in any weather condition.  This system is monitored by all Board members and our property manager.  If an incident were to occur, we now have HD video or still photo quality of any incident to give to the police in their investigation of malicious mischief or illegal entry into the community.

The new gates have been installed.  However, the gate system is still not operational.  We have numerous concerns that need to be addressed with our vendor - gate alignment, electrical issues and gate appearance.  We are working with our vendor to get these concerns addressed and resolved ASAP.  We will post a Gate Information update on this web site and post signs by the gate advising residents when the gates will be operational with a reminder of gate opening and closing times.

We thank all residents for their patience and understanding as the Board has worked tirelessly to get these two systems installed and working properly.  With a few modifications, the gates will be completed and operational soon.  We will advise you of any additional updates.  If you have any questions or concerns, please contact any Board member or attend our upcoming Board meeting on August 16th at Hope Presbyterian Church at 6:30 p.m.  We have a special resident topics portion from 6:30 p.m. to 7:00 p.m. before the next business meeting.

As you are aware, the Board decided that no gates would be installed until a new security camera system was in place.  This was decided because of two previous malicious damage incidents in the fall of 2015 and in March 2016.

During the month of April, a vendor was selected to install the camera system.  Electrical pre-work was completed in early May for the installation of the camera system.  Delays were encountered with the installation of the cable system needed for the new camera system (for a 24 hour access feed) due to the buy out of Verizon (now Frontier) and Brighthouse (now Charter).  This was finally resolved in late May when Brighthouse/Charter  agree to install the cable.  In early June, Brighthouse/Charter installed the cable for both the new camera system and our call box.  All pre-work has been completed for the installation of the camera system.  Working with all of our business partners and their schedules, the new camera sytem is set for installation on Friday, July 1st.

With the camera installation in sight, we are also placing an order for our new gates.  We will have these new gates installed as quickly as possible after the camera system is installed.

We apologize for the slow progress on the gates.  However, we are working with four vendors who must do the pre-work for the camera system and then all come together on the same day for the installation of the camera system.  This has been challenging for all including the Board.  We are working hard to keep it on track for the target date of July 1st for the camera installation and followed quickly by the installation of our new gates.  Thank you for your understanding and patience with this process.  Contact any board member if you have any additional questions.

The Board has decided not only to replace the current gates which have been in place since Ruby Lake was established but also to  add a camera security system.  Cameras, once thought unnecessary, are now believed to be needed.  This will allow us to monitor and investigate damages to the gates in the future.
  • The entrance gate has been removed since it was unsightly and is not repairable.  Note that it may be down for a few weeks as work progresses.
  • A video surveillance system will be installed before the installation of new gates.
  • The camera system will include four cameras with one being able to read license tags.  A vendor has been selected to do this work..
  • Once the camera system is installed, the new gates will be put in place.
The Board is moving forward as quickly as possible to get the camera system installed and the gates operational.  This includes working with five vendors to coordinate their work schedules as well as keeping an eye on the costs of this major project.

Sunday evening (March 13th) or early Monday morning (March 14th) the front entrance gate was rammed by a large vehicle causing structural damage to the front entrance gate.  This crime has been reported to the Winter Haven Police Department for investigation.  Our local gate company has been contacted to conduct an assessment of the damage to the gate and possibly the gate motor.

During this time, we will be working with the police to identify who may have caused this malicious damage.  We will also be working with our gate company to repair the gate and get it back in operating order.  They indicated it may be a few weeks before the gate system is operational again.

In the meantime, we are encouraging all residents to take all the necessary steps to protect their family and property.  Residents should call the Winter Haven Police (non-emergency number 863-401-2256) or the Polk Sheriff's Office (non-emergency number 863-298-6200) to report any suspicious activity.  In case of emergency, dial 911.

The Board will keep the community advised of our progress to get the system working again.  Thank you for your continued support as we make the repairs and get the gate back up and running again.

Reminder:  The new gate hours go into effect on Monday afternoon, January 18, 2016.  Please see the Gate Information article below for information about the new gate hours and what residents need to consider with this change.

Steak and Shake Update:  The Board continues to work with the city on managing the parking and safety issues at Steak and Shake.  Here is the latest update from the city.
  • The city continues to monitor Steak and Shake at various times and days for parking issues and for cars in the drive through lane parking in the street.
  • The city is still very concerned with cars overflowing into the street from the drive through lane.
  • In one situation, the official was in the drive through lane for 30 minutes which is unacceptable according to the city.  The have told the management group that this must be corrected.
  • Steak and Shake is now using the Tuffy's parking area.  (Tuffy's closed their business on 12-31-15) for excess parking.  They also have an agreement with the bank for use of their parking area.
  • The city has asked us to remove our No Parking signs since this land is in the city's right of way.  (They have been removed.)  The city is considering placing either one or two signs on this section of land indicating NO PARKING.
The Board will continue to work with the city to monitor the parking and safety issues at Steak and Shake.  Stay tuned for additional updates.
